If you run a business or intend to invest in Oman, the Oman Investor Visa will provide you with long-term self-sponsorship residency along with your family.
The most popular way to get a residency visa in Oman is the Golden Residency visa that is valid for 10 years and costs OMR 200,000 through one of seven acceptable channels.
But Golden Residency isn’t the only way in. Many founders qualify through an ordinary company-linked investor visa, and property buyers now have a separate owner visa.
Choosing the wrong route will involve using more capital that is needed or even applying when one does not qualify.
This document is intended to provide details on how to approach each route, requirements for 2026, application procedures, as well as additional considerations for Indian startups.
Oman Investor Visa at a Glance
Oman has three investor-linked residence routes. Here’s how they differ.
Visa Route | Best For | Investment Required | Validity |

Company-Linked Investor Visa | Business owners & partners | Varies by approval | 5 or 10 years* |
Property Owner Visa | Property investors | Qualifying property | Varies |

What Is the Oman Investor Visa?
Oman Investor Visa is a permit for foreign investors who have invested money in Oman. Unlike the employment visa, there is no sponsorship from any employer.
Your residency depends on your investment, which is validated by the Ministry of Commerce, Industry, and Investment Promotion (MoCIIP), and the visa is granted by the Royal Oman Police.
What changed in 2025
The Oman Investor Residency Program was first introduced in the year 2021 with two options: 5 years permit for OMR 250,000 and 10 years permit for OMR 500,000.
On 31 August 2025, the MoCIIP introduced the Oman Golden Residency Program (also known as the Oman Golden Visa).
The system established a uniform minimum of OMR 200,000 to be invested as a 10-year visa. There were seven different ways of making an investment. Older materials will probably refer to the system used in 2021.
What changed in 2026
In June, 2026, Royal Oman Police decided no. 87/2026 was issued changing the law concerning foreigners residency.
This gives foreign investors access to visas without any sponsors from the host country, whether the purchases have been registered or not.. This is a separate property-owner route, not part of Golden Residency.
Oman Golden Visa Requirements: The Seven Qualifying Routes
Each Golden Residency route has its own conditions. Based on official programme material, here’s what each one requires.
Route | Key condition |
1. Company establishment | Company registered in Oman, at least one year old; your share of total assets is at least OMR 200,000 |
2. Real estate in ITCs | Completed residential, commercial or tourism units in an Integrated Tourism Complex, with title deed |
3. Government development bonds | Holding of at least OMR 200,000, minimum two-year maturity |
4. Listed shares | Muscat Stock Exchange shares with market value of at least OMR 200,000 |
5. Fixed bank deposit | At least OMR 200,000 in an Omani bank, fixed for a minimum of five years |
6. Employing Omanis | Company employing at least 50 Omani nationals |
7. Partner or signatory nomination | Company with capital of at least OMR 200,000 nominates a partner or authorised signatory |
What Business Owners Should Know About the Company Routes
Three routes matter most to founders.
Company establishment: A brand-new company won’t qualify on day one. The one-year operating rule means you’ll usually need another visa while the business matures.
Ownership share, not paid-up capital alone: The test looks at your share of the company’s total assets. Writing a large capital figure on paper isn’t enough; you need records that prove real value.
Nomination: Once your company qualifies for the capital level, it can then nominate a partner or senior signatory. This is perfect for co-founders whereby one individual owns majority shares.
Example (hypothetical): Priya, who is a SaaS company founder from Pune, creates a wholly foreign-owned Omani LLC.
In year one, she lives in Oman on a company-linked investor visa. Once the company has operated for a year and her share of its assets passes OMR 200,000, she evaluates switching to Golden Residency for the longer term.

General Eligibility and Documents
Alongside the route conditions, expect these baseline requirements:
- You must be at least 21 years old, according to the government’s investor visa service.
- A clean police record and a satisfactory medical examination in Oman.
- Valid health insurance.
- Investment proof along the route you have chosen in the form of titles deeds, company registration, bonds or shares, or bank deposits.
- Passport, digital photograph and bank statements.
- Marriage and birth certificates for family members.
Foreign documents will require attestation and translation into Arabic. This should be done early because it can take a long time to accomplish.
How to Apply for an Oman Investor Visa: Step by Step
- Select your route: Adjust your assets and time horizon to match the route, not the other way around.
- Record the investment: Purchase the property, form the business entity, or invest in the bonds or the bank account.
- Document preparation: Attest, translate and organize them route-wise.
- Online application: For Golden Residency, the applications are made using the Oman Residence portal (omanresidence.gov.om), which is part of the larger Invest Oman network.
- Ministry certification: MoCIIP reviews and certifies that you meet the investment conditions.
- Visa issuance: The Royal Oman Police issues the investor visa and residence card.
- Add your family: Spouses and children apply for investor joining visas under your residency.

Oman Investor Visa Cost: What to Budget For
The most significant commitment is the investment required to qualify. After that, allow for the following cost categories:
- Government visa and residence card fees (vary by 5- or 10-year term)
- Family joining visa fees for each dependent
- Medical tests and health insurance
- Document attestation and legal translation
- Company formation, licensing and annual compliance (company routes)
- Property registration and transfer charges (real estate routes)
- Professional and legal advisory fees
- Currency conversion and bank transfer charges
Fees change, so confirm current government charges on official portals before you apply. If you hold the investment through a company, get international tax structuring advice first.
Benefits for Business Owners and Their Families
The Ministry highlights these Golden Residency benefits:
- Renewable 10-year residency without an employer sponsor.
- Family inclusion of first-degree family members, with no restriction on age or number.
- Full ownership of businesses, with companies allowed at 100% foreign ownership.
- Property ownership outside ITCs: the entitlement to own property other than those marked as tourism centers.
- Special fast lanes at airports and checkpoints.
- Domestic workers: permission to hire up to three domestic helpers.
- One-stop digital access to all government e-services.
Oman Investor Visa for Indians: Extra Planning
Indian nationals are among the largest groups applying for Golden Residency. If you are an Indian resident, Oman’s rules are only half the picture. India’s exchange control rules decide how the money can leave.
- Company investment: An investment in an overseas company is normally governed by the provisions of the Overseas Investment policy under FEMA.
- Personal investments: Purchasing property or a deposit in your name will normally fall under the Liberalised Remittance Scheme (LRS).
The annual limit for LRS is less than OMR 200,000, so purchasing within a year by an individual may not be possible.
- Tax residency: Relocation to Oman does not necessarily terminate your Indian tax residency. Your stay in India and income worldwide are relevant.
Get FEMA and overseas investment advice before you transfer funds, not after.

Mistakes That Delay or Derail Applications
- Relying on old 5-year and 10-year thresholds from 2021-era articles.
- Buying property outside an approved ITC and expecting Golden Residency.
- Applying under the company route before the company is one year old.
- Using paid-up capital figures without asset evidence.
- Leaving document attestation until the last minute.
- Remitting funds from India without the correct FEMA route.
Renewal and Keeping Your Residency
The 10-year permit can be renewed, but it remains linked to your investment. In case you sell the property or reduce your investment below the required level, then renewal of your permit will not be considered. The application for renewal will also require new Ministry approval and passport.
Golden Residency is long-term residency only. It does not automatically lead to Omani citizenship.
Choosing the Right Oman Investor Visa Route
While most businesses face questions like “Is there any Oman Investor Visa?” rather than “How do I get an Oman Investor Visa?,” Golden Residency will suit investors who plan to invest OMR 200,000 or more into their Omani venture. A company-related Oman Investor Visa could be preferable for startup owners.
